Part of being a broker is exciting; many may not think the same way, but I love our industry, and here is one of the reasons I feel this way. I was recently referred a new prospective client; they operate as a Janitorial Business. Part of our process is going through a Risk Assessment; this is where we learn more about our client, their risks, their threats, and how to ensure our client is protected. Something interesting happened during our assessment.

We discovered this client works on new residential tract homes, cleaning those homes in preparation for the home to be lived in by a new family. The client has been with a major and well know insurance carrier for roughly ten years. When I discovered their operations, my brain immediately raised a red flag for who their current carrier was. I was confident this specific carrier EXCLUDED all new residential tract home operations. After our risk assessment, we obtained a copy of their policy, and my fear was confirmed. There was, in fact, a new residential exclusion.

Furthermore, the carrier had no idea of the operations being completed on a day-to-day basis by this insured. I want to stress one essential item; this client had been with the same broker and big-name insurance carrier for nearly ten years, paying a premium each year, assuming they had coverage. Little did they know roughly 70% of their operations came from new home residential tact cleaning, and those operations needed to be covered.

Imagine learning 70% of your operations were not covered. This is the sort of business-ending risk our client was unaware they had. To say this client was in shock would be an understatement. We have since created a strategic plan to help our client secure coverage that is correct for their operations.
